- Helping to prepare functional program for the project based on client's 'wish list'

- Help clients to analyze and evaluate all potential difficulties and construction challenges
DESIGN DEVELOPMENT
- Creation of preliminary sketches for schematic design
- Discussing all available options and solutions with the client
- Reviewing drawings following client's comments
- Generating Site plan for the property
WORKING DRAWINGS
- Preparing complete set of architectural working drawings (blueprints) ready for submission to the authorities having jurisdiction and construction cost estimate
- Coordination with other consultants, such as surveyors, engineers etc
- Prepare and assist clients to obtain Building Permit and Site plan approval
POST DESIGN ASSISTANCE
- Support client and his builder during construction process
- Conduct site visits and construction progress observation
ADDITIONAL SERVICES
- Attending Committee of Adjustment hearings in effort to solve various type of zoning deficiencies
- Working with Heritage preservation on the projects located in sensitive historical environment
- Working with conservation authorities on projects located in regulated areas
